Job Description- Maintenance Position
           
The Maintenance Position requires knowledge of and demonstration of ability (see Maintenance Evaluation) in all aspects of home maintenance. The building, amenities, and grounds of the entire facility shall be well kept in appearance, safe, and functioning well at all times. The general duties are as follows but not limited to:

 
  1. Interior and exterior surfaces are to be kept freshly painted and clean, always reflecting to a high degree of care and pride.  Caulking, trim work, etc. are to be well- finished in appearance.  Records of all materials, methods, etc. are to be kept on each room and/ or surface application.
 
  1. Grounds shall be continuously kept to reflect excellence. They are to be cut, trimmed, and groomed as needed, but not less than weekly, paying attention to seeding, liming, and fertilizing.  Flower beds shall be well-tended, planted, weeded, mulched, fertilized, and watered.  Shrubs shall be manicured as instructed by Administrator.  Grass and weeds shall be removed from paved and graveled areas year-round. All watering shall be done from the water faucets in front only.
 
  1. Entrance areas shall be kept immaculately, clean safe, and inviting, free of debris, clutter, obstacles, cobwebs, stains, etc.  During ice and snow periods, appropriate precautionary measures shall be taken, and ice and snow shall, once accumulated, be removed immediately from all accesses into and out of building.  Exterior lighting shall be in working order at all times.  Picnic areas shall be kept free for water to flow smoothly. Debris and growth shall be removed continuously.  Drives are to be maintained for aesthetics and utility at all times.  Gutters shall be cleaned routinely.
 
  1. Yard tools and equipment shall be the sole responsibility of maintenance to secure and maintain.  Repairs must be approved by Administrator.  Gas, oil, etc. shall be procured and secured by maintenance following Administrator’s approval.  Receipts for all purchases shall be turned over to Administrator immediately.  Emergency purchases approved as such shall be reimbursed with proper receipts.
 
  1. Building shall be monitored continuously for plumbing malfunctions.  Repairs shall be reported and completed immediately.  Windows, doors, etc. shall be kept clean, screened where required, and well- maintained.  Winterizing shall be completed no later than November 1st of each year or as otherwise instructed by Administrator.  Winterization shall be removed no later than May 1st of each year or as otherwise instructed by Administrator.
 
  1. Interior lighting should be always well- maintained.  Bulbs in rooms, hallways and storage areas shall be regularly procured and checked.  Exit lights, emergency lights, emergency telephone system, and alarm systems shall be monitored weekly or as necessary for safety.  A written log of all inspections and repairs shall be kept.  Maintenance shall assist Administrator and staff with fire drills and inspections.
 
  1. Maintenance shall assist all departments with repairs, debris, and trash removal, moving and storing furnishings, supplies, etc. or whatever is necessary to assure cleanliness, utility, aesthetics, and safety.
 
  1. Maintenance shall assist in maintenance and upkeep of all dietary equipment and shall assist in any way necessary to assure safety, utility, and the well being of residents and staff.  Maintenance shall do so in compliance with all Health Department standards.
 
  1. Maintenance shall monitor all heating and cooling systems daily, maintaining a temperature in accordance with licensing standards.  Such equipment, including air ducts, returns, filters, etc. shall be kept clean and functioning.  Attic area, basements and stairways are to be kept free of any extraneous matter.
 
  1. Maintenance shall keep utility room and other equipment and storage areas clean, safe, and well- functioning.  Fuses and breakers shall be checked weekly.  Extras shall be always on hand.  Breaker boxes shall be clearly and correctly labeled.  Circulating pumps shall be checked regularly, as shall gas lines.  Furnace is to be routinely maintained.  Knowledge of working principles and repair sources for such shall be essential.
 
  1. Maintenance shall follow all OSHA guidelines and standards as per policy.  Safety equipment shall be used.  Labeling and storage of hazardous materials shall be continuously monitored in compliance with policy.  Safety Data sheets shall be prepared and maintained as per standards.
 
  1. Maintenance shall practice Infection Control /COVID-19 Best Practices.
 
  1. Maintenance shall stay abreast of all policies and standards in accordance with The Mayflower, DSS, Health and Fire policies.  Maintenance shall check Administrator/ staff punch list daily, making critical needs top priority of the shift.  The employee bulletin board shall be checked daily. All notes memos, etc. shall be signed and dated as requested.  Maintenance shall report on time as scheduled in a cheerful, sober, and willing condition.  Maintenance shall be always of good character and in good standing with the community, as a good reliable representative of The Mayflower, and shall respect the confidential nature of the position.
 
  1. Proof of a good driving record is essential, as transportation of residents and other driving assignments shall be required by Administrator.  Travel vouchers showing approved usage of personal vehicles shall be submitted monthly.  The company vehicle shall be routinely checked and maintained as to be in continuously safe, working order.  A log of company vehicle usage should be kept in the vehicle.
 
  1. Maintenance shall demonstrate ability to perform Basic Life Support and hold a current CPR card at own expense.  Maintenance shall monitor resident behavior and health and shall report and changes in condition to Administrator and nursing staff at once.  Residents shall be always treated with dignity and respect.  Suspected abuses shall be reported as per The Mayflower policy.
 
  1. Essentially, maintenance shall be willing and able to perform and assist with any and all duties required or assigned by Administrator.
